OUR PROCESS

  • Owners should assemble their project team of designers and builders as early as possible. Our pre-construction services agreement is designed so that we can be a resource to the Owner and Architect in the early stages of design, with the goal of keeping designs on budget and avoiding major revisions later.

  • While Architects are working on design concepts, we will be looking at your broader goals, needs, budget, and timeline for the project, and will develop a documentation structure, communication matrix, and approval process that will best fit the project.

  • As the design phase progresses, we will work with you to cost-engineer the project by providing fast-response rough estimates, engaging with our subcontractors, and sourcing materials to keep the design on budget.

  • When design is sufficiently complete, we will prepare a lump-sum contract based on all of the information gathered during pre-construction.

  • If you live in a co-op building, we will guide you through the board approval process while the Architect’s application is in review at the Department of Buildings.

  • Once the Architect’s plans are approved by the Department of Buildings, and the project has been approved by the co-op board, we are ready to pull our work permits and schedule a start date.

  • During construction, our primary responsibility is making sure that information gets to the right place at the right time. This means communicating the Owner’s needs to our team in the field, as well as communicating our team’s progress back to the Owner and to the Architect

  • We will keep you informed of the status of orders, changes in the scope of work, changes to cost or schedule, and general progress and timeline as things come up in addition to a bi-weekly progress and cost update.

  • As the project nears completion, we will assemble a “punch list” of items missed, added at the last minute, or that need remediation. This list will be our “path to completion”.

  • When the punch list is complete, we will hand over the keys. Our work will stand the test of time but all properties require maintenance. We will be there to perform regular check-ups on your home and its systems, ensuring that the home is managed in a safe, clean, and cost-efficient manner.

CALVIN CROSBY

Before founding Oslo Renovations in 2017, Calvin Crosby honed his skills as a carpenter, cabinetmaker, and metal fabricator, gaining extensive experience in new construction, gut-rehabilitation, high-end interiors, restaurant build-outs, and even set-building.  His diverse background in construction and fabrication led to a deep appreciation for all the building trades, their interconnections, and their unique artistries.  As a project manager he has become captivated by the intricate relationships between Owners, Designers, and Builders, and is driven by the challenge of coordinating complex projects in the unique and often unpredictable market that is New York City.  Oslo was named for his two wonderful children, Oscar and Louise.
